Initial Discussion
Once we receive your request for information on a covered patio, we will contact you within 24 hours to schedule an in-person visit. Our experts will review your existing home design and construction and discuss your wants and needs. Since one size does not fit all, we will offer several options for your yard makeover. Please keep in mind that we want your new patio to be unique, and this can be accomplished through customized brick or stone finishes, ceiling construction, paint/stain colors and light fixtures. We will also recommend a roof system that we believe will best complement your existing style. And we will stay as long as needed to answer your questions.
HOA Paperwork
After you have selected a design for your covered patio, we will provide a FREE, detailed estimate which itemizes the different components and options. If the terms work for you, we will request your latest property survey at the signing of the construction agreement. Your homeowners association (HOA) will require this to be submitted (along with our design plan) so they can grant approval for your project. HOA boards typically will need up to a month to review the design and approve construction.
Pre-Work Consultation
Following HOA approval, Spring Patio Services will come to your home for the pre-work consultation, where you will be introduced to your construction manager who is responsible for the successful completion of your new patio. At this meeting, the details of the work (such as timetable, colors, finishes, etc.) will be re-confirmed. By the end of this meeting, everyone will be on the same page and we will then schedule the start date.
Initial Construction
When we are all agreed on your start date, Spring Patio Covers will order the needed materials for delivery to your home. At the same time, our expert crew will begin preparing your home for the new covered patio. This could include some demolition work (like preparing your roof so the new structure can be tied in). This is also when the concrete support footings are excavated (usually about three feet deep), and tied-in steel rebar is added to be sure the new structure is solid. Don’t forget, we over-engineer so our projects exceed code – one example is our use of 5000-psi concrete with rebar. This solid foundation will assure your new patio meets or exceeds windstorm ratings.
Electrical and Roofing
Once your patio is under frame, our roofing specialists install the shingles and our electrician meets with you to confirm precisely where switches and fixtures should be located. Once everything is set, the wiring, lighting, outlets and switches are installed. This short 1- to 2-day period is the only part of the build where we need someone home so we can access the main electric panel. Generally, the rest of the build can be done without any homeowner assistance or inconvenience, but if we need you home for any reason, we will ask in advance.
Walls, Ceiling, and Paint
The term “cover-up” describes the next part of the construction process. Once all electrical work is complete, Spring Patio Covers will install/repair the walls and ceiling. You will have already selected the type of ceiling (either James Hardie fiber cement board or tongue-and-groove plank ceiling with paint or stain). Once the “cover-up” of the walls and ceiling is done, our painters add their touch, either matching the colors to your existing home, or applying custom paint in accordance with your wishes.
Stone and Columns
Concrete and masonry work occurs after cover-up. Before a drop of concrete is mixed, you will have already made your pattern selection (stamped, stamped overlay, spray deck, stain or broom finish). And we will begin creating any brick or stone columns as soon as your concrete is safe to walk on. Columns can be customized with finishes like natural stone or manufactured stone/brick. Different shapes (round, decorative or hardie-wrapped) are also available. If your patio includes an outdoor kitchen, this will be started now. As mentioned earlier, we are always careful to use materials that either match or enhance the existing colors and textures of your home.
Project Completion
Once your covered patio is complete, we clean and inspect our work. First, we double-check that everything you asked for is attractive and functioning properly. Anything that isn’t perfect, we will fix, and at this time we will answer all your questions. To be sure no one is hurt by any leftover construction material, we sweep your yard with strong magnets to locate and remove any nails or metal while picking up all remaining construction debris. Now we do your final walk-through. Together with you, Spring Patio Covers checks the entire project to be sure it is cosmetically perfect. Once any issues are fixed, we return your yard (featuring your new patio!) to you, collect the last payment and start the warranty clock.
